- 1). Prepare your title documents. Make sure the ownership has been registered in the public registry or in the foreign investment registry. Visit a notario publico, a Mexican attorney who specializes in property sales and acquisitions. Even if you believe your documentation is in order, take a copy of your deed and your property tax receipt to a notario, who will take two or three days to review it and make sure everything is in order. Be prepared to pay a small fee, if there are issues with the documentation. The Notario will give you a cost estimate to fix these problems.
- 2). Value your property. Contract the services of a professional real estate company, or a property appraiser. In addition, look at other similar houses in your neighbourhood to help you value your home.
- 3). Solicit information on fees and services from different local real estate agents. Find out what services are included in the price. Good real estate agents will walk you through the entire sales process, help you find a good Notario Publico, and explain every detail in the Mexican sale process. Look at the company's website and the type of properties they list. Ask the agent how he plans on promoting your home.
- 4). List your home with several local real estate agents. You can list with several different agents and set reasonable listing time limits in the contract. Just inform the real estate agent that you do not want to give an exclusive listing, but do want them to list the house for you.
- 5). Wait for the house to sell. If you have set a realistic value on the home, this process may take anywhere from six months to a couple of years, depending on how realistically you set the selling price of the house. Expect the final sale process to take about 90 days, although some real estate agents have managed to cut the time down to 15 to 30 days.
