What Is Involved in a Deed Search?
- Many states index court records by the names of the individuals buying and selling the property. Have the name of at least one person involved in the transaction available to search the records for a deed to or from that person.
- Deeds contain legal descriptions which identify the property. If the person who is the subject of your search owns more than one piece of property, you will need to identify the property being conveyed in the deed by its legal description.
- Many states have online records to search for deeds. If the county where the property is located has such a site, you should be able to search for your deed online provided it is not too old to be included in the online records. You should be able to find your county's search site by searching the name of the county and the office where land records are located using a search engine. Some online sites require a subscription fee.
- In the event your county does not have online records or your deed is too old to be included online, a trip to the county office where land records are located may be required. There, with the assistance of the office clerks, you may search the information by name in books or on computers provided.
