Regardless of economic conditions there are listings that don't sell.
Targeting expired listings is one of the most consistent ways to get more listings.
When a homeowner has taken the time to go through the sales process once, unsuccessfully, they usually aren't happy.
This homeowner is frustrated because their goal wasn't accomplished! If someone has taken the time to go through the hassle of listing their home, there usually is some motivation.
No one wants to keep their house clean, have strangers through their home, and fill out endless paperwork just to be stuck in the same place.
They likely want to sell their home, even if they give you an excuse like "we are waiting for the market to turn around".
When a listing "expires" on a local MLS that seller is getting barraged with calls.
There might even be a few who knock on their door to try and get the listing.
Someone might even tell you if you drop off a box filled with straw that that will separate you from your competition.
Hardly! A seller whose home has expired doesn't want to see a stupid pizza box or DVD laying on their door step.
At the end of the day the expired seller wants their home sold!To get noticed by the seller, to help them get their home sold and to help you get the listing consider the following rules for your expired marketing system.
  1. Letters - Notice I didn't say "letter".
    A single letter won't do.
    Many agents in your market will send a single letter, but few will send more than 1.
    Consider having an arsenal of 3-5 letters that you can send.
    Each letter should have a powerful headline and a call to action that is easy for the seller to act on.
  2. Calls - Notice I didn't say "call" either.
    A single call at 5am isn't going to cut it.
    You don't have to be the first to call the seller, just one of a select group that will pique interest.
    Don't tell them about yourself, ask them questions to find out IF they know why their home didn't sell, if they have motivation to move, and if they are open to change.
  3. Website - Consider creating a website that is focused on the challenges of the expired seller.
    Don't use your traditional website; rather create one that is specific to homes that have not sold the first time they are listed.
    It gives you an opportunity to demonstrate your expertise and give the homeowner an easy way to find out HOW you are different.
When you want to get noticed by sellers, consider an expired marketing system that has multiple letters, gives you powerful call scripts, and provides insight on a specific expired website.
