    • 1). Obtain the correct type of blank property deed from an office supply store or download one online. Choose which type of property deed to use. The two most common are warranty deeds and quit claim deeds. Warranty deeds are typically used when selling property, as they make certain legal guarantees that the property title is free of all debts, and hold the seller liable for any outstanding debts that may exist. Quit claim deeds make no guarantees at all, and are usually used for transfer of property among spouses or other family members.

    • 2). Fill in the property deed. You will need to fill in the name, corporation, and address information for the preparer of the form. Record the property appraiser's parcel identification number for the property and the names, addresses and marital statuses of both the seller (grantor) and buyer (grantee). Provide a written description for the property, the year the transaction closes, a list of any easements or restrictions on the property, and the sale price of the property.

    • 3). Calculate the recording fee for Citrus County. According to the Citrus County Clerk of the Circuit Court website, fees to record official documents are calculated by the page. Check the website for current fees and fill this amount in on the property deed.

    • 4). Compute the documentary stamps tax for the property transfer. The Citrus County Clerk of the Circuit Court website lists this fee as $0.70 per $100 of consideration (sale amount of the property) to transfer property, as of 2010. List this amount on the property deed. For considerations of less than $100, list the minimum of $0.70.

    • 5). Sign and date the form as the seller (grantor). All grantors wishing to transfer the property must sign and date the form in front of a notary and two witnesses, who must also sign the form.

    • 6). Submit the property deed, documentary stamps tax, and recording fee to the Citrus County Clerk of the Circuit Court in person or by mail. To mail the property deed and fees, send to:

    • 7). Inform the new owner(s) that you submitted the property deed to the court. The Citrus County Clerk of the Circuit Court forwards the documents to the new owner after recording them in the official county records, completing the transfer of property.
