Real estate appraisers determine the value of a property and appraise its likely selling price based on the current market. In Florida, real estate appraisers need a license from the Florida Real Estate Appraisal Board (FREAB). A residential license permits the appraisal of residential properties having one to four units. Anyone wishing to inspect residential properties of more than four units or non-residential properties must possess a general license. - Residential real estate appraisers must be at least 18 years old. The FREAB requires they have at least an associate degree or 21 semester hours that include the following: English composition, microeconomics or macroeconomics, business law or real estate law, algebra, statistics, computer science, finance and geometry or higher.
- Certified residential appraisers in Florida must complete at least 200 classroom hours of board-approved education. At least 15 hours must cover the National Uniform Standards of Professional Appraisal Practice. A classroom hour must consist of at least 50 minutes of activity. The FREAB provides a list of education providers on its website.
- Before getting a license, applicants must submit proof of 2,500 hours of experience gained in no less than 24 months. The FREAB website contains the specific form on which candidates outline their experience. The board does not require applicants to submit appraisal reports but can do so upon request. Appraisers must keep any documentation that could support the experience claim for licensure on file for five years after receiving certification.
- All Florida residential real estate appraisers must pass the national residential appraiser certification exam and the Florida supplement portion which covers state specific laws and practices. The private testing company Pearson Vue administers the exam and applicants will register directly with the company. The FREAB will only accept exam results taken within two years of the date the applicant submits the residential appraiser license application.
