How to professionally steam clean ceramic or porcelain tile and grout.
Pre-treat tile/grout with an alkaline based cleaning solution, the solution is poured on and spread around 5x5 sections at a time.
Cleaning solution is allowed to dwell for 15 minutes to release any soils embedded in the grout.
A nylon brush is used to agitate and loosen soil that has penetrated deeply in the grout pores.
Power scrubbing is then used with a 175 rpm floor machine to remove any topical coatings or finishes from the tile itself.
The machine is fixed with rotary nylon brushes that work the tile and agitate grout lines.
Magic erasers are used along baseboard and in corners, scrapers may be needed to remove gum or sticky residue Turbo power rinsing, after the agitation process the floor is then power rinsed using a floor tool attached to a van based central vacuum system.
The system creates pressure up to 1200 psi to blast grout lines and vacuums away to a separate waste tank located on the truck.
The tile/grout is pressure rinsed using water heated up to 220 degrees.
All water are captured and extracted away in one simultaneous process.
Remove excess water, high powered air movers are placed on the floor to remove any excess water and speed up the drying of the grout.
At this point an inspection is performed to include any spot cleaning of stubborn stains or spots.
Sealing grout, 1-2 coats of impregnating sealing is applied using a bottle attached to a wheel, the grout channel is filled and allowed to dry.
Sealer absorbs into pores of the grout creating a barrier or waterproofing against future permanent stains.
The excess sealer is wiped off or dry buffed off the tile, impregnating sealer will leave any residue or luster to the surface of the tile.
