Time Frame

• The parties create a merger contract after one or more initial agreements are completed. For example, in real estate, the purchase agreement for real property is merged into the deed for the property. Therefore, if the buyer accepts the deed from the seller, the buyer no longer has a cause of action against the seller for the breach of the purchase agreement.
