How to Get Ready for a FHA Appraisal

    • 1). Remove any evidence of lead-based paint. The lead in this paint is not apparent to the eye. Test for lead-based paint by using a home kit. This testing can also be performed at your local health department. If lead-based paint is present, use protective gear to remove the paint, then apply a fresh layer of latex paint.

    • 2). Check all of the plumbing in the home. Make sure it is in good working order with no visible leaks or water damage. One part of the appraisal process will be to make sure that the plumbing, fuel sources and electrical sources are all up to code and in working order. Updated or newer items will appreciate the home's appraisal value.

    • 3). Observe safety features around the home. This includes handrails: Make sure that they are secure and attached to stairwells and entryways. Railings should be attached to decks and porches. Make sure all electrical outlets have three-prong switches and meet local electrical code.

    • 4). Repair the roof and other exterior items. A roof that leaks or doesn't have proper ventilation or gutters will lower the value of a home and cause it to fail an FHA inspection. Take care of any problem areas, and use shingles and roofing material that match the existing ones.

    • 5). Clean up the exterior. Although the majority of cosmetic issues with a property are not considered in the overall appraisal, giving the home some curb appeal and a lived-in look will help with the appraisal. Pull excess weeds, sweep the back porch, and make all areas of the home accessible. Use a rake and a wheelbarrow to haul away yard debris. If you know the location of the well or water supply and the septic tank, mention this to the appraiser to make his job easier.
