Like many states, New Hampshire has special laws on the rights and responsibilities of mobile home park owners and their tenants. These laws cover issues such as entry fees, rent increases, and eviction. They also require that park owners disclose, in writing, all terms, conditions, and fees to tenants. Mobile park owners cannot charge tenants more than the equivalent of three months rent as a park entry fee, nor can the park owner demand a security deposit of more than one month's rent. The park owner must give tenants at least 60 days advance written notice of an increase in rent or fees, along with an explanation for the increase. Park owners are also forbidden to charge extra if a tenant has children or pets. - Unless a mobile home park is brand new and admitting its first tenants, its owner cannot require tenants to buy their home through a particular company. Park owners also cannot require tenants to purchase appliances, fixtures, or other home products from a particular dealer. In addition, a park owner cannot keep his tenants from purchasing goods or services from a seller or trades person of their own choosing.
- Before evicting a tenant, a park owner must give him written notice of his intentions so that the tenant has a chance to correct a problem. Tenants have 30 days to pay back rent, 60 days to comply with any laws, park rules, or to make needed repairs. A tenant who has repeatedly "broken the peace" must be given 60 days notice prior to eviction. If the park has been condemned or is going to be converted to another use (and will no longer be a mobile home park), tenants must be given 18 months notice.
